Acceptance of Terms
By accessing or using MinpakuX's property management platform ("Platform"), you agree to be bound by these Terms of Service. These terms constitute a legally binding agreement between you and Solanalink Inc. If you do not agree to these terms, please do not use our Platform.
Description of Services
MinpakuX is a micro-PMS (Property Management System) designed for minpaku, ryokan, and short-term rental operators in East Asia. Our SaaS platform includes:
- Multi-channel calendar synchronization with OTAs (Airbnb, Booking.com, direct bookings)
- 180-day compliance tracking and automated government report generation for MINPAKU/RYOKAN/TOKKU licenses
- Unified inbox for guest communications across all booking channels
- Smart pricing tools, passport OCR, and service marketplace access
User Accounts
To use our Platform, you must create an account. You agree to:
- Provide accurate business information including valid property license numbers
- Keep your account credentials secure and enable two-factor authentication when available
- Be responsible for all activities under your account including API usage
- Be a legally registered business operator or authorized representative
Guest Data Responsibilities
When processing guest information through our Platform, you agree to:
- Collect guest data only as required by applicable accommodation laws
- Handle passport and personal information in compliance with data protection regulations
- Submit required guest reports to authorities within mandated timeframes
- Maintain accurate records for the legally required retention period
Host/Operator Responsibilities
As a property operator using our Platform, you agree to:
- Maintain valid and current accommodation licenses (MINPAKU/RYOKAN/TOKKU)
- Ensure accurate property listings and availability across all connected channels
- Monitor and respond to guest inquiries through the unified inbox
- Comply with all local accommodation laws including 180-day limits where applicable
Subscription and Billing
MinpakuX operates on a per-room monthly subscription model. Subscriptions are billed monthly in advance. You may upgrade, downgrade, or cancel your subscription at any time. Downgrades and cancellations take effect at the end of the current billing period. We offer a 14-day free trial for new accounts.
Payments and Fees
Payment terms for our Platform:
- All subscription payments are processed securely through Stripe in JPY, KRW, or TWD
- Subscription fees are charged per room per month based on your selected tier (Lite, Pro, Enterprise)
- No refunds for partial months. Annual subscriptions may be refunded pro-rata within the first 30 days
Service Level Agreement
Our service commitments:
- 99.9% platform uptime guarantee for Pro and Enterprise tiers
- Calendar synchronization updates within 15 minutes of OTA changes
- Priority support response within 4 hours for critical issues (Pro/Enterprise)
Prohibited Activities
Users are prohibited from:
- Operating unlicensed accommodation properties or exceeding legal operating limits
- Sharing account access or API credentials with unauthorized parties
- Manipulating compliance reports or providing false license information
- Using the Platform to facilitate illegal subletting or unauthorized commercial activities
Limitation of Liability
MinpakuX provides software tools to assist with property management and compliance tracking. We are not responsible for ensuring your legal compliance with accommodation laws. Our liability is limited to the subscription fees paid in the preceding 12 months. We do not guarantee OTA API availability or accuracy.
Indemnification
You agree to indemnify and hold Solanalink Inc. harmless from any claims, damages, fines, or expenses arising from your operation of accommodation properties, violation of licensing laws, or misuse of our Platform.
Changes to Terms
We may modify these Terms of Service with 30 days notice for material changes. Continued use of the Platform after changes take effect constitutes acceptance. Enterprise customers may negotiate custom terms.
Governing Law
These Terms of Service are governed by the laws of Japan. Any disputes shall be resolved in the Tokyo District Court. For users in Korea or Taiwan, local consumer protection laws may provide additional rights.
